The Market Hall will include gourmet food markets, coffee shops, and cafés featuring artisanal goods. Residents can grab a casual lunch with friends in the one open gathering and dining spaces.

Roundabout & Sidewalks
A roundabout at the intersection of Ponto Drive and Avenida Encinas to help improve circulation, and also reduce speeds. In addition, sidewalks will be widened to 8 feet to increase mobility in the area.
Left Turn Lane
Installing a left turn lane that also allows legal U-turns on Carlsbad Drive, making it much more convenient for everyone to get to the beach.
Our designs include sustainable native landscaping, recycled water for irrigation, solar panels, and convenient electric vehicle charging stations to preserve our beautiful coastline.
There will be 153 retail parking spaces for everyone looking to enjoy the new Ponto Beachfront, and 52 on-street, public parking spaces will be available on both the east and west side of Ponto Drive for the community to use.
While City code allows for up to 200 units, only 136 will be built. This results in a density of 21 units/acre, rather than the 30/units per acre that’s allowed. The three story structures are fully compliant with the current vision plan and city zoning codes, and roof top decks have been eliminated from the design.
The homes at Ponto Beachfront will be single-level living with expansive and open floor plans, generous balconies for outdoor living and are ideal for both young professionals and retirees alike. The luxury residences will include spacious balconies, covered patios, exclusive pools, and pocket parks. There will be secure, underground parking that is managed 24/7, and residents will have access to electric vehicle charging stations.
